Bookings

Arrival / departure

Boundary Cottage from Friday to Friday. Arrival from 5pm and departure before 10 am.

Bridge Cottage and Dene Cottage from Saturday to Saturday. Arrival from 6pm and departure before 10 am.

Booking form

The person who fills in the booking form shall be liable for that booking and full payment for all guests associated with the booking.

Upon completion of the booking form, an automated email is sent to you, acknowledging receipt of your booking request.

We require 24 hours to review each booking request before formally accepting it. Your card will not be charged whilst in review. When accepted, your card will be charged and you will receive written confirmation of your booking.

Bookings are subject to written confirmation by us on receipt of a fully completed booking form together with the deposit. 

Occupants

No more than 4 guests shall be resident at any time within Boundary Cottage and no more than 6 guests within Bridge Cottage or Dene Cottage. The cottages may not be occupied by persons other than those numbered on the booking form unless provided notice at least one week in advance.

Rates

Deposit and balance

A non refundable 25% deposit is required to make a booking. The balance will be due 8 weeks prior to arrival and due immediately if the booking is less than 8 weeks to check-in. 

We will send an automatic email reminder when and where to pay your balance payment which includes the dog charge and the refundable Good House Keeping Deposit of £300.

The Good House Keeping Deposit of £300 will be refunded in full within two weeks of departure providing the cottage is left in the same state as it was found.

All payments are made online with either debit or credit card.

Failed balance payment

We are entitled to cancel any booking made when the balance is not received when due. We will endeavor to contact you when the balance is due but a view will be taken if multiple attempts of contact proves unsuccessful. Your deposit will not be refuded.

Electric vehicles

You are welcome to charge your EV at any of the cottages. We rely on your honesty in relation to the estimated electricity used to charge your EV during your stay. We will withhold a sum equal to your estimate from the refundable good house keeping deposit.

Internet

We provide unlimited data at competitive speeds free of charge at each of our cottages.

Cancellation

Any cancellations shall be in writing and addressed to the owner.

By the guest

Guests who cancel at least 56 days (8 weeks) before check-in will receive 100% of the amount they’ve paid. After 56 days, they will not get a refund. We would therefore recommend that you arrange your own insurance cover. Guests may change dates up to 56 days prior to arrival.

By the owner

In the unlikely event that the owner has to cancel your booking, you will be offered an alternative week or weeks of an equivalent value or a full refund. We do not offer compensation payments and bookings are made at your own risk.

Due to Covid

Guests will be eligible for a refund only when in lockdown and prevented to travel across the booked dates. The refund is valued at the nightly rate for each day travel is restricted. A 100% refund will be offered when a travel restriction results in or below a 3 night stay.

If guests can travel within the guidelines as a result of lockdown and choose not to travel, a refund will not be offered. If guests have booked as more than one household and at least one household is prevented to travel due to lockdown, a refund valued at the share of the number of household’s prevented to travel will be offered up to a maximum of 50%.

No refund shall be offered in result of mandatory self-isolation. Under these circumstances, you must recover the funds via your travel insurer.

Care and maintenance

Guests shall maintain the accommodation, fixtures and effects in the same state of repair and condition as at the commencement of the holiday, and shall leave the cottage in the same state of cleanliness and general order as it was found.

Smoking is strictly prohibited and whilst routine final cleaning and laundry is included for the specified guests, the owner shall be entitled to recover the cost from the Good House Keeping Deposit (estimated if not precisely known) of any additional cleaning, laundry or damage caused by guests including the value of any consequential losses. Guests will be billed if the costs exceed the value of the Good House Keeping Deposit.

Any damage or breakages must be reported to the owners or their agent at the time of the incident.

The owner or their agents shall be allowed access at any time.

Pets

One well-behaved dog may be allowed by special arrangement at an additional charge of £50 per stay on condition that they comply with the same rules that we demand of our own pets:

Boundary Cottage only:

  • They stay downstairs and are never allowed upstairs.
  • They must enter through the back door to prevent muddy paws in the sitting room.

Inclusive of all cottages:

  • They are never allowed on furniture.
  • They are not left unattended either in the cottage or outside.
  • The washer/dryer must not be used to wash dog beds.
  • There is no sign of the pet evident in the property upon departure.
